\n\nBuilding-Performance believe the Wynnum Library project will be a pivotal building block in the reactivation of Brisbane’s seaside. Councillor Graham Quirk and Brisbane City Council have made clear indications of the importance of the success of its first social dividend project. Building-Performance’s role as Independend Commissioning Agent (ICA) will help to ensure the right financial and performance outcomes for the project. The focus of the ICA is typically around building services (mechanical services, electrical services and hydraulic services). Building-Performance took a more holistic approach to the ICA role with this project and also ensured that structure and architecture were also included in the reviews, as often building fabric or proposed room layouts can have a significant impact on a building’s ability to perform.

\n\nThese audits provided an overall view of the existing building services systems and equipment. The condition audits were based on a visual site inspection, as-built documentation review where available and an on-site meeting with the Stockland Facilities Manager for each site. The findings of the audits were recorded in an open protocol SharePoint based Microsoft Access Web App Database called ADAMM (Asset Database for Audit and Maintenance Management). By carrying out 'Big Data' analytics of the findings, our team were were able to identify that 12,229 assets were audited across 990,240m square of GLAR with an average, cost weighted, remaining asset life of 18.1 years.

\n\nGriffith University created visitor experience centres at the Nathan and Gold Coast campuses. These spaces included high-tech multi-touch power walls, sandbox technologies and 360 degree emersive projection and sound isolated video. Building-Performance carried out multiple functional performance tests in their role as ICA for the university which helped ensure the required environmental requirements to enable these expensive technologies to be maintaned.

Following Building-Performance's successful NABERS strategy improvement of the South Regional Business Centre, Building-Performance were invited to take their involvement beyond a typical ICA role and act as the clients' BSRIA Soft Landings Pilot. This role also included creating an inital GBCA Greenstar 'Green Plan' to ensure the end user would receive the specific green building credits which were important to them, rather than the previous D&C cheapest Greenstar possible that they had previously received.

\n\nThe infield works to relocate the stables and provide car parking are a critical part of the proposed future development and exciting masterplan Brisbane Race Club are looking to implement. Building-Performance undertook 'Building Physics' to give an in-depth analysis of current design. The building physics analysis and strategy analysis were focussed around providing optimum conditions for the new stables however, its data will also be useful as the sites' Masterplan develops.
